If you have some capital or are considering selling your property but do not want to give up your independence, then the retirement shared ownership scheme may be just the opportunity you need.
Our scheme enables people with limited capital to purchase on a part rent, part buy basis providing
the security of a sheltered environment.
Depending on your financial resources, it is possible to purchase 25%, 50%, 75% or the full lease. We also provide the option to increase the percentage owned if wished at a later date.
Example, prices for a 25% share in a one bedroom flat currently start from only £21,250 with a weekly rent payable on the remaining 75%. There is also a weekly charge to cover other services which include a Scheme Manager and the Wealden Lifeline connection.
Leaseholders are responsible for most of the repairs to their property, as well as being responsible for Council Tax and other services provided to the dwelling.
What if I wanted to move?
If after some time you wished to move, the Council would arrange an independent valuation and would purchase the lease from you. This provides you with the reassurance of knowing that you can resell whenever you wish without the worry of selling on the open market.
A deduction of one percent of the full value is made to contribute to a maintenance fund, plus an amount to cover the Council's legal expenses. The Council may also carry out any necessary repair or maintenance and deduct the cost from the final payment on completion.
