Leap Cross - Conditions of Use
Duration of lease
The lease term is three years for units 1-9, and seven years for units 10 & 11, determinable by both parties on three months written notice.
It is anticipated that during the last year of occupation, tenants will seek premises in the private sector. This will release the unit for other persons wishing to start their own business. Tenants will need to demonstrate good reason for any extension to their agreed term.
Maintenance
The Council, as landlord and manager, will be responsible for all the structures and external decoration of the units, together with the cleaning of the WC's.
Business restrictions
The use of these units will be restricted to light industrial activities (falling within the Class B1 of the 1987 Use Classes Order). Specific uses must be agreed by the Council as landlord.
No retail sales or car related uses will be permitted on this site.
Site restrictions
The use of power driven machinery and loading/unloading will be restricted before 8.00am or after 6.00pm on weekdays and before 8.00am or after 1.00pm on Saturdays. With no use at all on Sundays and Bank Holidays in order to respect the privacy of adjoining residential properties.
Deposit
In addition to the first months rent a deposit of £600 will be required. The tenant will also be responsible for legal costs; approximately £150 to prepare the legal documentation. The £600 deposit will be returned in full provided the unit, when vacated, is undamaged, and all financial accounts are paid up to the date of vacation.
Insurance
The Council will maintain insurance to the structure of the buildings on site. Tenants are responsible for insuring the contents of their respective units.
