Coronation Place, Uckfield

Everyone deserves a safe, secure and affordable place to call home, and through partnerships and careful stewardship of public land, this remains a key focus for us, as it helps families build stable futures in homes designed around real needs.

Coronation Place is a development of 20 new affordable homes, including houses and flats, delivered by us, on council-owned brownfield land. Acting as developer, we led the project from inception to completion, delivering energy-efficient, accessible and adaptable homes designed to provide residents with security, stability and the opportunity to put down roots.

Background

We led the whole project, commissioning the architect, securing planning permission and appointing Trinity Homes Ltd as building contractor. Additional grant funding was received from Homes England through its 2021–2026 Affordable Homes Programme and from the Government’s Brownfield Land Release Fund 2.

The project also responded to longer-term housing needs, including the needs of residents whose existing social housing no longer met their circumstances.

Objectives and outcomes

The project aimed to deliver high-quality affordable homes that provide stability, dignity and security while meeting current and future needs.

All 20 homes are EPC A-rated and designed to be highly energy-efficient and net-zero-ready, with:

Air-source heat pumps
Underfloor heating
Solar panels
Water butts
EV charging points
Mechanical Ventilation Heat Recovery

Accessible and adaptable features, including through floor lifts, additional patio space and accessible layouts, support residents to remain in their homes as circumstances change.

Environmental objectives were also built into the scheme through the retention of a woodland wildlife area and the addition of bee bricks, bird and bat boxes and hedgehog highways.

The homes were also designed to benefit those in urgent housing need and local families unable to afford homes on the open market.

Impact and results

Coronation Place has delivered 20 new affordable homes and provided residents with secure, high-quality accommodation designed for long-term needs.

18 homes were allocated in line with our Allocations Policy, which prioritises local connection, household income and urgency of need. Some residents moved through transfers from existing Wealden social housing, where their homes no longer met their needs.

The remaining two homes were sold through Shared Ownership to families unable to afford homes on the open market. For resident Kerry and her family of four, the move has brought ‘a sense of stability and relief’, with security, lower energy costs and a local community.

Coronation Place sits within a wider programme of affordable housing delivery across the district. We own and manage more than 3000 homes, providing social and affordable rent, shared ownership and specialist housing for older people. In the 2024-2025 financial year, 391 new affordable homes were delivered across the district by registered providers, developers and the council, with a pipeline of around 70 further homes planned.
