Property Surveys

A property survey (formerly known as a stock condition survey)
is a detailed inspection of your home by a qualified surveyor.

A qualified surveyor will assess the conditions of amenities, structures and finishing throughout your home (both internally and externally). This is to identify any areas where maintenance or improvements may be required.

These surveys are conducted at least once every five years as part of our ongoing commitment to maintaining high standards in your property.

It is very important to us to help keep you safe in your homes, one of the ways we do this is by inspecting your home.

The inspection will include the following (but not limited to) roof, doors, windows, guttering, boiler, kitchen, bathrooms, walls, loft. This is done to gather data on the condition, age and expected lifespan on different parts of the property. The survey does not cover the electrics, the electrical checks are carried out every 5 years by our electrical contractor for which access is required.

From this inspection we can identify any potential repairs or replacements that might be needed throughout your home. If we do find anything that needs repairing, we will ask our contractor to contact you to arrange a convenient time with you for the work to be carried out.

As part of the survey we will take photographs of all the amenities and components that make up your home, including any items of repair they find. We are not checking how clean or tidy your home is.

We will not take photographs of you or other people in your home.

We will contact you to advise when we will be in the area undertaking surveys.
You can expect the appointment to take around one and half hours to complete.


A qualified surveyor will carry out the inspection and will present their official ID
when they arrive to your property. They will bring along their ladders and data recording equipment. At your request, they will happily put on shoe covers!


The surveyor may talk to you about some of their findings but cannot confirm
when any major replacement works will take place, so a date will not be given during the survey.

You don’t need to prepare anything before our visit, but it would be really helpful if we could easily access the following areas:

  • Each room in your property
  • The loft (if you have one) that is not locked
  • Any built-in cupboards, especially where your boiler may
    be located
  • Your garden and any outhouse spaces.
  • The roof

We kindly request your cooperation in allowing a survey of your home to be
carried out.
This survey is a vital aspect of our planning process. Once the information has
been collected it will be added into our asset database to inform future programme of work. We will contact you when your home is due for renewal work.

Please be advised that if you decline the survey being carried out, your property
may be excluded from future planed improvement works, which you might
otherwise be eligible for. This could include upgrades such as a new kitchen,
bathroom, heating system, or windows.

This inspection is a regulatory requirement set by the Regulator of Social
Housing and forms part of the conditions outlined in their tenancy agreement.
Failure to provide access may result in enforcement action to obtain entry
